Permit documents|city approves
Time Frame: 2-4 weeks to create documents (0 weeks to infinity for permit approval)
Now that we have fleshed out the design in the Design Development phase, we set out to create a set of legal documents to hand over to the City of Austin, or wherever your project is based. These documents are concerned mostly with the size and footprint of your project, as well as life safety. The final thing you we need to provide is a set of structural drawings. We make sure to consult with a Professional Engineer for this step.
The Permit Documents will have the walls and rooms drawn out to scale. It's very unlikely that their positions will change after this. What can change, however, is the smaller details like window type (casement or hung?) and even the position of light switches. These little decisions are very important to us, and we make sure to finalize them in the next stage, Construction Documents. In permitting, the city just wants to know where the building is, how big is it, and is everything safe.
Below is an example Elevation sheet. You can see the heights and materials called out. Also, look closely to see the building tent, the maximum size you can build.
